Landlord database guides
From 15 December 2026 every private landlord in England must register each let property on the government's "Register your rental property" service. These guides answer the common questions: when your region's deadline falls, what it costs, what to upload, and what happens if you miss it.
- Landlord database registration explained. What it is, who must register, when, and what it costs.
- Deadlines by region. The region timetable, from 14 March 2027 to 14 November 2027.
- Your region: West Midlands · East of England · East Midlands · South East · Yorkshire and The Humber · North West · North East · London · South West. One page per region with its deadline, the towns it covers, and what to upload.
- The £65 fee. £65 a property a year, one renewal date, pro rata for later properties.
- What you need to register. Every detail and document the service asks for.
- Gas safety certificates. Uploading the gas safety record and timing the annual check.
- EICR. Uploading the EICR or EIC and its expiry date.
- EPC and rating. Uploading the EPC, lapsed EPCs, the E minimum and MEES exemptions.
- EPCs expiring before each deadline. Our analysis of government data: about 243,000 rental EPCs reach ten years before their region's deadline.
- Penalties. Fines up to £7,000 and £40,000, and the possession order bar.
- Letting agents and portfolios. What agents can do, and registering many properties.
- Renters' Rights Act checklist. Every step for the database, in order.
Each guide takes its dates, fee and certificate rules from the rentready project page, which cites the draft Private Rented Sector Database Regulations 2026 (legislation.gov.uk), laid before Parliament on 9 September 2026 and not yet approved. The House of Lords Secondary Legislation Scrutiny Committee drew them to the special attention of the House (13th report, 22 October 2026), and a Commons Delegated Legislation Committee and the Lords Grand Committee debated them on 28 October 2026; both Houses still have to approve them (Parliament record, checked 28 October 2026), as summarised by the NRLA and HCR Law. Anything else is checked against gov.uk or legislation.gov.uk and linked on the page.
