About rentready
rentready is a free tool that checks whether a rental property in England is ready for the landlord database (Register your rental property, also called the PRS Database), which opens on 15 December 2026.
Who makes it
rentready is made by GenZAgents, based in London and founded by Manraj Singh Dhillon. GenZAgents builds open-source tools, and rentready is the one for landlords. The code is on GitHub.
How the check works
- You enter each property's postcode and the dates on its gas safety record, EICR and EPC.
- The postcode gives the region (looked up at postcodes.io), and the region gives the registration window and deadline from the official timetable.
- Each certificate's expiry is compared with that deadline: a gas safety record lasts 12 months, an EPC 10 years, and an EICR runs to the next-inspection date on the report (at most 5 years; if you give only the issue date, the check assumes 5 years and says so).
- Everything runs in your browser; nothing is stored on our side. See privacy.
Where the facts come from
Every guide cites its sources: the official guidance at housinghub.campaign.gov.uk, the Renters' Rights Act 2025 and the draft Private Rented Sector Database Regulations 2026 on legislation.gov.uk, the Parliament record, and councils' own websites for local licensing. Each guide shows when it was written and last reviewed. Where something is only in the draft regulations, or reported by a third party such as the NRLA, the page says so.
Not legal advice
rentready and its guides are general information, not legal advice. The regulations are still in draft and dates can change. Check gov.uk, and take professional advice for your own situation.
